A totally exceptional location in the natural park Madonie, with the sea and the pretty coastal town of Sant’Ambrogio three kilometers away. Cefalu is only 10 minutes drive away. Cute, newly renovated, charming old shepherds house in a village with five houses, of which four are inhabited by WWF.
Price: 95,000 euros.

The house is situated in a small village called Guarneri, seven kilometres from Cefalu and three from Sant’Ambrogio and the sea. The village was long forgotten and “lost” but was found 20 years ago by a person who saw the overgrown village from a high mountain. The village consists of five houses and a nearby church. In ancient times a nun lived here and took care of overnight shepherds. They paid her in cheese, she sold the cheese and built the completely wonderful church with wonderful sea views nearby.
Today WWF hires four of the five houses. They have natural courses for Italian children in the wonderful natural surroundings. The fifth house is now for sale. The house is around 55 m2 plus sleeping loft and independent house with shower and toilet (one metre away). The house is newly renovated and very rustic and charming. In a few years it will most likely also be possible to buy the possibility to expand the house with 70 m2. Here you both have access to the village common grounds, but also your own your private, detached garden.
In the ground floor there is a kitchen where the old wooden floors with ceramic details has been kept. Former owner has created inset shelves in the thick stone walls in the kitchen. Here is also a double-bed bunk cleverly built without it being hardly noticeable. On the ground floor there is also a living room with wooden floors and wood stove and a toilet. In the small etaget between the kitchen and living room is a staircase of stone preserved. On the upper floor is a cute bedroom with beams and here it is also possible to build a terrace without high costs.
Outside is another small house with a nice toilet and shower (one metre in between). On the site are also a couple of smaller houses which today are used as stores.
The house is newly renovated and is in very good condition. It has new roof, water, sewage, electricity – everything. It is decorated with good taste and all the old charm is in place.
This is a calm and quiet location where you only hear cow bells and night wildlife. Extremely quiet and still with the beach, restaurants etc only five minutes away.
This exceptional, rural house is located in the Madonie nature park, guaranteeing that you will never have the surprise of new houses in the area etc. The surrounding forests and mountains are fabulous, and yet you are close enough to the sea to have it in sight. When you turn into the driveway you have two donkeys curiously wondering who is coming. It is the WWF part of the village that keeps them, and also the chickens and rabbits.
A few hundred metres away is a farm where you can buy homemade bread, wine, olive oil, goat cheese, fruit… If you want some civilization Sant Ambrogio is closest. The ride down there offers a spectacular view! The road is fairly steep and with fantastic sea views. And Sant’Ambrogio is so cute! It has become quite a prestigious village, as several well-known Italian politicians have chosen to buy houses here. Here you also have the sea, beach and some really nice restaurants. And the fine, more tourist-oriented town of Cefalu is seven kilometres away.
