If financing would be desired, it can be arranged (up to 60%). Counterclaim from the bank is that the villa is rented out for at least the number of weeks per year equivalent to the mortgage annual payment. This means that the rental income goes directly to the bank until the annual mortgage payment is paid. After having paid the annual mortgage fee you will of course keep the rental income for yourself.
At the contract signing 50% of the purchase price is paid. The remaining 50% is deposited in a protected account, from which 25% is paid when the foundation and house structure is in place. At the completion of the work the remaining 25% of the deposited funds are paid.
