If you have been around for a while, you might have noticed how difficult it is to find a beachfront villa with a decent-sized garden. Here, we have space both indoors and outdoors. And a fabulous beach just in front of your eyes, even with private access directly from the garden.
The area is very calm, and the beach is just as it should be – fine, golden sand and a crystal clear sea. Also, during the peak season, you will have no problem finding enough space to enjoy your relaxing days on the beach.
The villa is 176 sqm (1,894 sqft), with a roofed verandah of 34 sqm (366 sqft). There are two additional buildings, which could be converted into a guesthouse/workshop/atelier. A part of that is a garage; the other is a roofed outdoor kitchen. If the choice would fall into creating living space here, it would have a total surface of 70 sqm (753 sqft).
The garden is 2,050 sqm (22,066 sqft) and beautifully cured with palm trees and Mediterranean plants. The parking is ample enough to fit two cars.
The main house has got an interesting architecture. The various levels of the roof and the partly very high ceiling make an impression. Also, the beautiful open fire with its stone ornaments, taken from the gate of an antique villa, is a pleasure to look at. The inner part of the very spacious living room is found under the loft floor and is used as dining area as it is located just next to the tiled kitchen. On the ground floor is also three bedrooms and a bathroom with shower. Utstairs, under the wooden beams, is a bedroom with an ensuite bathroom.
Some updating might be in place, but given that the architecture of the house is very intriguing, this would be quite a simple task to take on. The seismic-proof house got a new, insulated, facade just a couple of years back, giving a pleasant indoor temperature and good protection towards the salty sea-winds.
The verandah is on two sides of the house, and is very inviting. From here you enjoy amazing sunsets in the sea in front of you. Daytime on hot summer days, the shadow under the wooden roof is soothing. Would you prefer sun and an even more impressive view, you take the external staircase up to the large roof terrace, offering a truly amazing view over the sea and the surroundings.
The property is located some 700 meters (less than half a mile) from Marinaro di Calabernardo, a beautiful walk along the seaside. Here you find a bar and a restaurant – perfect for an early morning walk to go pick up some breakfast cornetto’s and brioche before the others wake up.
The area is very calm, and the beach is just as it should be – fine, golden sand and a crystal clear sea. Also during the peak season you will have no problem to find enough space to enjoy your relaxing days on the beach. Lido di Noto with its multitude of bars and restaurants is 3 kilometers (1.8 miles) away. Nearest bigger town in Avola, located 5 kilometer (3 miles) from the house. To the airport in Catania is a a 50 minutes drive.
NB: On one of the bathroom photos you see a damage in the cieling in one corner. The problem that caused to paint to fall off is already fixed. What remains is just to paint.
